Real Estate
In most New Jersey rentals, a landlord can only evict for one of the good-cause reasons in the Anti-Eviction Act (N.J.S.A. 2A:18-61.1), and only through the Landlord/Tenant section of the Superior Court, Special Civil Part. Most grounds other than nonpayment require written notice first. Lockouts without a court judgment and a warrant of removal are illegal, and in a nonpayment case a tenant can generally stop the eviction by paying everything owed by the close of business on the trial day.

Real Estate
Under New Jersey's Rent Security Deposit Act, a landlord can't collect more than 1.5 months' rent as a security deposit, must hold it in an interest-bearing account and must tell the tenant where it is within 30 days. Within 30 days after the lease ends, the landlord must return the deposit plus interest, minus itemized deductions. A tenant who sues over a wrongfully withheld deposit can recover double the amount plus costs.
